Answers to the questions clients ask most often about buying, financing and transaction support in Spain.

Yes. Citizenship is not a barrier: property in Spain is open to foreign buyers. You can own a property even without residency status.

Residency is not required to buy. An NIE — the Spanish foreigner ID number — is mandatory. Obtaining it and opening a bank account are part of our support.

Foreign buyers can apply for mortgage financing at Spanish banks. Terms depend on the bank and the buyer's financial profile — typically, non-residents are financed a lower share of the value than residents.

Budget roughly 10–14% on top of the price: transfer tax (resale) or IVA + AJD (new build), notary, registration, gestor, lawyer, bank fees if financing. The exact figure depends on the region and property type.

From reservation to signing at the notary usually takes a few weeks. Timing depends on financing, the seller's paperwork and the property's status.

Largely, yes: video viewings are possible, and some steps can be handled by power of attorney. We recommend attending the final viewing in person.
