Taxes and costs when buying a home

Beyond the purchase price, budget roughly 10–14% in additional costs. What they consist of depends on whether you're buying a resale property or a new build.

Resale property

  • Transfer tax (ITP) — 6–10% of the price, depending on the region
  • Notary — 0.2–0.5%
  • Registering ownership — 0.1–0.3%
  • Gestor — €300–500

New build

  • VAT (IVA) — 10% of the price
  • Stamp duty (AJD) — 0.75–1.5%, depending on the region
  • Notary and registration — the same as for a resale property

Additional costs

If you're financing with a mortgage, add the bank's fees and the cost of the bank's valuation of the property (€300–600). After the purchase, there's the annual property tax (IBI) and, where applicable, the non-resident property tax (Modelo 210).
