Mortgages for non-residents: terms at Spanish banks

Foreign buyers can take out a mortgage with Spanish banks. Terms depend on residency status, the bank and the borrower's financial profile.

How much banks finance

Spanish banks typically finance 60–70% of the property value for non-residents — meaning a down payment of 30–40%. Residents can access financing of up to 80%.

What documents you'll need

  • Passport and NIE
  • Proof of income for the last 2–3 years
  • Tax returns
  • Bank statements for the last 6–12 months
  • A statement of other credit commitments, or a list of them

Term and rate

The maximum loan term is 20–30 years, but it's usually capped by the borrower's age (the loan must be repaid by a certain age). Rates can be fixed or variable, tied to Euribor.
